Project Summary
The Challenge
What began as a straightforward service request to install two new operable skylights in the living room quickly evolved into a much more complex project.
During our roof and skylight inspection, we discovered that the existing roofing shingles were significantly deteriorated and in poor condition, making the roof unsuitable for new skylight installations without a complete replacement.
This presented multiple challenges: the homeowner now faced an unexpected full roof replacement, they wanted to upgrade all their existing skylights during this process, and still needed the two new living room skylights installed. The project required careful coordination between roofing work and interior construction, as the new living room skylights would need interior framing, drywall work, and painting. Balancing the homeowner’s budget expectations with the reality of a much larger scope of work while maintaining the highest quality standards presented the ultimate challenge.

Our Solution
We developed a strategy that addressed both the immediate roofing needs and the original skylight goals in a single, coordinated project.
Rather than treating the roof and skylights as separate projects, we created a unified plan that would maximize efficiency and minimize disruption to the household.
Our solution involved completely replacing the deteriorated roof with high-quality Malarkey Highlander Midnight Black shingles while simultaneously installing six strategically placed skylights throughout the home. We selected a combination of deck-mount and curb-mount skylights to suit different areas of the house, choosing three 2×4 deck-mount units and three curb-mount units in varying sizes. The selection included both fixed skylights for consistent natural light and solar-powered operable skylights for ventilation control.
We coordinated closely with a skilled interior contractor to handle the interior framing and finishing work for the new living room skylights, while our team handled all roofing and exterior skylight installation. This coordinated approach allowed us to complete the roof replacement and skylight installations efficiently, taking advantage of our Velux preferred installer status to provide the homeowner with extended warranty protection and access to the latest skylight technology with built-in blinds, screens, and smart controls.

Process
The installation required coordination between our roofing team and an interior contractor.
